Terms of Service

1. Acceptance of terms
By accessing or using RentalSlate ("the Service"), operated by RentalSlate ("we", "us", "our"), you agree to be bound by these Terms of Service. If you do not agree, do not use the Service.
2. Description of service
RentalSlate is a property management tool for independent landlords. The Service allows users to track properties, tenants, leases, maintenance requests, financial transactions, and generate reports. We offer both free and paid subscription tiers.
3. Accounts
You must provide accurate information when creating an account. You are responsible for maintaining the security of your account credentials. You must notify us immediately of any unauthorized use of your account. You must be at least 18 years old to use the Service.
4. Acceptable use
You agree not to use the Service to violate any laws, infringe on intellectual property rights, transmit harmful code, attempt to gain unauthorized access to the Service, or use the Service for any purpose other than property management.
5. Subscriptions, payments, and billing
The Service offers free and paid subscription tiers. Paid subscriptions ("Pro") are billed monthly through Stripe, a third-party payment processor. By subscribing to a paid plan, you agree to pay the applicable fees. All fees are quoted in US dollars.
You may cancel your subscription at any time through the Stripe Customer Portal accessible from your Settings page. Cancellations take effect at the end of the current billing period. You will retain access to Pro features until the end of the paid period. No refunds are provided for partial billing periods or unused time.
We reserve the right to change subscription pricing with 30 days notice. Price changes will not affect your current billing period.
6. No financial, legal, or tax advice
RentalSlate is a property management tool. It is not a substitute for professional financial, legal, or tax advice. The Service provides features such as financial ledgers, Schedule E reports, and expense categorization as organizational tools only. These features are not intended as tax preparation services and do not constitute tax advice.
You are solely responsible for the accuracy of the data you enter and for consulting qualified professionals (accountants, attorneys, tax advisors) for financial, legal, and tax decisions. We make no representations about the tax compliance or legal sufficiency of any reports generated by the Service.
7. Data and privacy
Your use of the Service is also governed by our Privacy Policy. You retain ownership of all data you enter into the Service. We do not sell your personal information to third parties.
8. Third-party services
The Service integrates with third-party providers including Supabase (database), Stripe (payments), Resend (email), and Google (authentication). Your use of these services is subject to their respective terms of service and privacy policies. We are not responsible for the availability, accuracy, or conduct of any third-party service.
Payment processing is handled entirely by Stripe. We do not store credit card numbers or sensitive payment information on our servers. Any payment disputes should first be addressed through Stripe's resolution process.
9. Service availability and accuracy
We strive to maintain high availability but do not guarantee uninterrupted, error-free, or secure access to the Service. The Service is provided "AS IS" and "AS AVAILABLE" without warranties of any kind, express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, and non-infringement.
We do not warrant that calculations, reports, or data displayed by the Service are accurate, complete, or current. You are responsible for verifying any information before relying on it for financial, legal, or business decisions.
10. Limitation of liability
TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, RENTALSLATE, ITS OPERATORS, OFFICERS, EMPLOYEES, AGENTS, AND AFFILIATES SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, INCLUDING BUT NOT LIMITED TO LOSS OF PROFITS, DATA, BUSINESS OPPORTUNITIES, OR GOODWILL, ARISING FROM OR RELATED TO YOUR USE OF OR INABILITY TO USE THE SERVICE, REGARDLESS OF WHETHER SUCH DAMAGES ARE BASED ON WARRANTY, CONTRACT, TORT, STATUTE, OR ANY OTHER LEGAL THEORY.
OUR TOTAL AGGREGATE LIABILITY FOR ALL CLAIMS ARISING FROM OR RELATED TO THE SERVICE SHALL NOT EXCEED THE LESSER OF (A) THE AMOUNT YOU PAID FOR THE SERVICE IN THE 12 MONTHS PRECEDING THE CLAIM, OR (B) ONE HUNDRED US DOLLARS ($100).
SOME JURISDICTIONS DO NOT ALLOW THE EXCLUSION OR LIMITATION OF CERTAIN DAMAGES. IN SUCH JURISDICTIONS, OUR LIABILITY SHALL BE LIMITED TO THE GREATEST EXTENT PERMITTED BY LAW.
11. Indemnification
You agree to indemnify, defend, and hold harmless RentalSlate and its operators, officers, employees, and agents from and against any and all claims, damages, losses, liabilities, costs, and expenses (including reasonable attorneys' fees) arising from or related to: (a) your use of the Service; (b) your violation of these Terms; (c) your violation of any rights of a third party; (d) any data or content you submit to the Service; or (e) your relationship with your tenants, contractors, or other third parties.
12. Termination
We may terminate or suspend your account at any time for violation of these Terms or for any other reason with reasonable notice. Upon termination, your right to use the Service ceases immediately. Active paid subscriptions will be canceled and no further charges will be made. You may request an export of your data prior to termination.
13. Changes to terms
We may update these Terms from time to time. We will notify users of material changes via email or in-app notification at least 14 days before the changes take effect. Continued use of the Service after changes constitutes acceptance of the updated Terms. If you do not agree to the updated Terms, you may cancel your account.
14. Dispute resolution
Any dispute arising from these Terms or the Service shall first be attempted to be resolved through good-faith negotiation. If negotiation fails, the dispute shall be resolved through binding arbitration in accordance with the rules of the American Arbitration Association, conducted in Mecklenburg County, North Carolina. You agree to waive any right to a jury trial or to participate in a class action.
15. Governing law
These Terms are governed by the laws of the State of North Carolina, United States, without regard to conflict of law principles.
16. Severability
If any provision of these Terms is found to be unenforceable, the remaining provisions shall continue in full force and effect.
17. Entire agreement
These Terms, together with the Privacy Policy, constitute the entire agreement between you and RentalSlate regarding the Service and supersede all prior agreements.
